Methodology

Our rules: every factual claim links to a public source. We don't invent ratings, prices or reviews. Anything we couldn't verify is labeled as unverified.

Builder list

We started from contractor names on residential pool permits in two public datasets, then added builders named in public news reports, Reddit threads and directory listings. Name variants (for example "CEI OPCO DBA CLAFFEY") were matched to one company by pattern, and the patterns are published with the data. 79 builders are listed so far.

Permit counts

BBB, ratings and years in business

Taken from the BBB profile, the company's own site, or the rating site named. When we only saw a search-engine summary of a BBB page, we mark it "unverified" until we check the live page. Founding dates claimed by companies are attributed to the company.

Complaints and lawsuits

We include court filings found in public or third-party court indexes, news reports, and public posts. We quote posts verbatim and attribute them. All are presented as allegations unless a court or agency ruled. We also note when a builder is the plaintiff.

Resurfacing companies

The resurfacing directory is compiled from company websites, BBB profiles, review listings (Birdeye, Houzz, HomeAdvisor, Angi) and public Reddit threads. Finishes, prices, warranties and years in business that come from a company's own site are labeled as company claims. Dallas permit data has no replaster-specific permits and Frisco reports cover new pools only, so the resurfacing section has no permit counts yet. If we can't confirm a BBB profile belongs to a company, we don't publish it.

Prices

We publish price figures only from a named source, labeled by type: permit data, statistical model, a builder's own guide, or a homeowner anecdote.

Updates and corrections

Pages show their last-updated date. Builders and readers can request a correction. Corrections are logged.
